How do you decide what to offer? +

Recent comparable sales in the area, current condition, zoning, access, flood zone status, and any title or tax issues that need cleanup. The offer reflects what we can pay while still being able to do something productive with the parcel.

Is your offer always lower than market? +

It depends on the property. For raw vacant land that's been sitting unsold, our offer is often very close to what a traditional listing would net you after commissions and time on market. For prime parcels, a listing may net more, and we'll tell you that directly if it's the case.

What if my land has back taxes or title issues? +
